Pakistan Real Estate Investment & Management Company (Private) Limited (PRIMACO), a wholly owned subsidiary of the Employees’ Old-Age Benefits Institution (EOBI), Government of Pakistan, invites electronic bids from eligible and qualified bidders for building repair and maintenance services at EOBI House (Ex-Awami Markaz), Karachi.

The procurement will be conducted through PPRA/EPADS V2.00 under reference number P177876, using the Single Stage–One Envelope procedure with Least Cost Selection, in accordance with Public Procurement Rules and Regulations. The tender reference is PRIMACO / P&C / Repair & Maintenance Karachi/1001/Re/2026.

Bidding documents and payments: Bidding documents are available online at www.epads.gov.pk. Bidders must submit a mandatory, non-refundable bid fee of Rs. 5,000 and refundable bid security of PKR 200,000 before the bid submission date and time. Payment must be in the form of a deposit at call, pay order or bank guarantee using the standard format, in favour of PRIMACO Islamabad, NTN 2795350-5, at the address below.

Eligibility and supporting documents: Interested bidders must submit the following information and documents with their electronic bids, in addition to the requirements of the bidding documents.

Requirement	Details
Company credentials	Complete company credentials, including current commitments and completed assignments, supported by copies of verifiable documents.
Business registration	Registration with SECP, the Registrar of Firms, or as a sole proprietor, as applicable.
Tax registration	Valid income tax registration with FBR/Tax Department (NTN) and service/sales tax registration. The bidder must be on the Active Taxpayer List for income tax and sales tax at the time of bid submission.
Affidavit	An original, valid affidavit on non-judicial stamp paper or e-stamp paper worth Rs. 100, duly verified, confirming that the bidder is not blacklisted and has no litigation with any government or autonomous body, or between partners. A standard format is provided.
PEC registration	Valid Pakistan Engineering Council registration in category C-6 or above.

Submission and opening: Submit electronic bids through PPRA/EPADS V2.00. Bids will be opened through the platform at the scheduled date and time, in the presence of bidders or their authorized representatives, at the address below.

Incomplete, late or conditional tenders will not be accepted. Joint ventures and consortiums are not allowed. PRIMACO reserves the right to accept or reject all tenders in accordance with Public Procurement Rules and Regulations.
